Keith | Another year over! 2011 was quite a transitional year for me. I've had to do things that I was normally uncomfortable with and have had to let go of a few things I always wanted to have or to keep. In all, it's not been a bad year as such but one that could have been better, although the valuable lessons learnt this year would have been lost if things were better.
So, no complaints really. I am indeed looking forward to a great 2012 and my energy has been placed into making the best of it. I sense excitement and achievements but will keep my feet on the ground if things really go anywhere close to their potential.
Well, here's to all who survived 2011. And here's a sincere wish for a great and successful year in 2012.
JulietF | Just Saying I am very fed up with the amount of rubbish and discarded goods that are left in and around the large communal bins that we have on our estate. I have 2 right outside my flat. I think that these large bins just encourage people to throw out more junk and use the space as a dumping ground for large unwanted items. As far as I can see very few people call the council to have them removed so they lie around for weeks and that is the view that I have from my front window. The bins cannot be closed so in summer I get the smell as well. When the bins are full residents leave their food rubbish beside the bins and this gets strewn around by cats, foxes and probably rats.
Every so often the council will come and clear the debris. I think that this also encourages people to think that they can throw out whatever they want as the council always clears it away eventually. It also encourages outside fly tippers to use the area as they see a perfect place to dump their unwanted goods. Would smaller bins encourage people to recycle more?

Keith | Just Saying I never thought that selling a property could be so nerve-wracking! In this modern day, why does it take over two months for basic things relating to such sales to get done?

Keith | What should I do? So I have a property rented out by an agent. There are 3 people party to the tenancy agreement and one decides to leave 7 months into a 12 month tenancy. I am advised that the tenants have agreed to forego the deposit they paid in consideration for breaching the tenancy but they (the remaining 2 people) wish to continue to the end and that the outgoing tenant's part of the rent was going to be covered by one of the remaining tenants' parents.
Accordingly, the agents paid the deposit into my bank account at the time and I'm happy with life. However, now the tenancy is over and the tenants are out, the agents are saying that they paid the deposit to my account in error and that they never suggested that the deposit was to be paid to me (and hence a new deposit to be taken from the tenants). On top of this, I was left to recover almost £400 from the deposit I expected them to have in place, to rectify small damage the tenants made to the property.
To make matters worse, the agents proceeded to returning what would have been the deposit, minus the £400 deduction to fix the damage, to the tenants and are now telling me that because they paid the deposit to me back then in error, they now will not be paying over the £400 - stating that I now owe them the deposit minus the £400!
What should I do?
Btw, I have documentation from the agent that the deposit was being surrendered (minus a fee), which clearly confirms the conversation with them at the time. They are now saying that it was all a complete error. There is even more to this matter, with the 2 tenants then subletting a room to a third tenant...
